How to buy highly profitable real estate deals using owner financing

Ok, so here’s a couple things we covered during this "Transaction Review & Calculator Practice" mastermind session:

- I started off with a personal example of a duplex I closed on last month. Here in North Western Nevada (Reno/Tahoe area) if I can buy an investment property where gross rents are at least 1% of the purchase price, I'm really doing well. In this case, I am getting $2,000/month on a property I paid $160,000 for, with 4% private financing to boot. I will step-and-repeat this deal many times over whenever I can.

- After the above deal you saw here, our group switched to talking with Member, David Z. He shared his most recent real estate deal consisting of a manufactured house, barn and five acres of land. He bought and rehabbed at a great price, but it hasn't been selling on the retail market like he had hoped... the traditional financing for borrowers is scarce, so he is looking at selling with owner financing and then selling off a front end partial to me. That way he moves the property, retires his hard money guy, and still makes a great profit... we find a way to equitably share risk and reward.
